How Much Does it Cost to Build a Custom Home

A custom home is a home that is not pre-designed by a professional architect or a custom home builder, but which is instead, largely designed by you. Of course, in most cases you will have to work with a professional in order to get your designs up to scratch. However, the hallmark of a custom home is that the homeowner takes part in the design, and that the home is built specifically for the needs and preferences of the owner.

There are many benefits to building a custom home. For example:

Sentimental Value Of A Custom Built Home

If you can design your own home, then you not only will feel more pride considering that you envisioned it, but the home is also more likely to satisfy you. This is because you will have designed it according to your style, needs, and desires. So, there can be enhanced sentimental value for custom homes.

Customize Your Privacy

custom built cabinet lockers in home

If you are designing your own home or helping to design it, then you can optimize the privacy of your home. This is because you can prioritize this as a feature, whereas if you go with a pre-designed home, then you may not get the amount of privacy that you would like.

Custom Appliances That Fit Your Needs

With pre-designed homes, sometimes custom appliances simply are not compatible. So if you really want custom appliances, then a custom home can help you get them included.

Cost Of Custom Homes

Custom homes are typically more expensive than personalized production homes. The cost of a custom home is usually around $200 - $400 per square foot. However, the cost of a personalized production home is usually around $75 - $115 per square foot. So, this is a fairly significant difference.

The average amount of square feet in a new home in the modern economy is about 2,687. This means that you can expect the average custom home to cost about $500,000 to $900,000. You can expect the average personalized production home to cost about $200,000 - $315,000.

So, what this means is that custom homes are usually at least double the cost of personalized production homes. These costs can be even higher if you hire an architect to do a lot of the design work for you.

Weighing Your Options With A Custom Home

If you are choosing between a custom home and a personalized production home for your new property, then there are several things that you need to consider. First, you need to consider whether or not you have the budget for a custom home. Unless you have a minimum of $200,000 - $500,000 to spend on a custom home, then you may be better off with a personalized production home.

You also need to consider how important it is for you to be able to make your own design for your home. For many people, designing their own and living in a home that they had the vision for is a dream come true. So, if you are one of these people, then it may be more important for you to have a custom home.

If you don’t really care about the design of your home, and will be satisfied with a generic design, then a personalized production home may be the better option for you. It all depends on what your needs are.

Conclusion of understanding the cost of custom home building in todays housing market

Both custom homes and personalized production homes can make for great options when it comes to building a new home. Before you make your decision, be sure to weigh the pros and cons of each option, and also get a quote for the full project cost. Both of these things can help you a lot in the long run.

New Home Construction in Ladysmith Village Community

10 Important Questions to Ask When Making an Offer on New Home Construction

You’ve envisioned the perfect home for you and your family. You know just how you want the kitchen laid out. You have all of the finishes saved on a Pinterest board. There’s just one little technicality–you haven’t actually talked to the builder yet.

While many of us go into a new home construction project with the end result in mind, it’s important to think ahead to the construction process itself. If you are preparing to discuss your new home construction process with a home builder, here are some questions to ask before you sign on the dotted line.

Who is the builder and what is their background?

Knowing the builder and their reputation is an important first step in determining whether they are the right fit for you. It is also important to understand their background so that you can determine if their experience matches your desired outcome. For example, if your builder primarily builds smaller, entry-level homes, they are probably not the right choice for a large luxury home. If you are looking to build on a waterfront lot, you might want to choose someone with extensive experience with the particulars of waterfront home building.

Can they build on my property or only in their communities?

Not all builders are true custom builders. They may primarily work in their own communities or with standardized floor plans that don’t fit the specifics of your property. If you want a custom home on your land, it is important to ensure that the home builder you choose either designs the home from scratch or can customize existing designs to fit the specifics of your lot and its requirements.

What level of customization can I expect?

There are a number of areas that you might want to customize, both for their appearance and functionality. Elements such as kitchens, baths, and laundry rooms should be fairly easy to customize. However, if you are looking for specific outdoor areas, smart home or eco-friendly features, and other highly specific elements, you will want to discuss these early in the design process to ensure that you have the options you want.

What current and past projects can I look at? Can I talk to former clients?

Your builder should be open to allowing you to talk to previous clients and to allow you to visit completed home sites. In addition, some builders may be willing to let you check out sites currently under construction. This will help you get a good idea of what your process will be like. In addition, you may want to check for online reviews to see what the experience of prior clients was like. There are many websites and apps that offer the opportunity to check out ratings and reviews before you decide.

What type of financing is available? Are there special financing incentives available?

Financing on new construction works somewhat differently than a traditional mortgage process on a home resale. Incentives are sometimes available, but you may not be offered these if you don’t ask. In addition, lower interest rates and extended rate locks are often offered in order to allow you to carry a great rate all the way through the construction process.

Who will I communicate with during the process? How will communication be handled?

It is good for you to have someone to call or email when you have questions during the process. This may be a real estate agent or a building supervisor who you will be directed to communicate through. If you would like to set up a consistent schedule of communication throughout the process, see if that is a possibility. Perhaps a once-a-week check-in would be a good way to help ensure you stay informed and up-to-date on the progress of your build.

What are the extras and upgrades available? At what point do we need to finalize a design?

The builder should have a list of standard features and finishes as well as upgrades. Ensure you have thoroughly thought through these elements early in the process. You will also want to find out at what point the plan must be finalized since some builders will not allow you to make changes or upgrades once construction has begun. Unless you have a very clear idea of exactly what you want up front, you may need to look for someone who offers you some flexibility during the process.

When do upgrades need to be paid for?

Because they are not covered by the standard contract and because they often have to be special ordered, upgraded materials or processes may need to be paid for at the time they are purchased or installed. Make sure when you are choosing your upgrades that you also ask whether they will be looped into the total cost or whether they will be charged separately up front.

How long will the home take to build? What if there are delays?

Of course you will have some idea of how long the home will take to build, but you also have to be flexible, to a certain extent. Delays in material delivery, weather delays, and other unexpected elements can change the projected completion date. If you are selling a home based on a projected completion date, a significant delay can find you scrambling for a short-term rental, storage of your possessions and more. Know your home builder’s reputation for on-time delivery, but always keep in mind what type of backup plan you can create if the need arises.

Does the builder offer a warranty? What are its terms? Is a home inspection possible?

A builders warranty can provide peace of mind in ensuring that major systems will be covered in the event of a malfunction. Most builder warranties have one-year terms from date of completion. Knowing what the builder warranty covers and how long it lasts will help give you some reassurance. In addition, you may want to ask if your builder will allow you to bring in a home inspector at the end of the process to ensure that everything is as it should be. Just know that you will not be able to make the purchase contingent on a home inspection–the inspection will be for informational purposes only.

Understanding Home Insulation Types: Pro and Cons

Home insulation is crucial for making sure that your home stays warm in the winter and that enough heat stays within the structure. However, not all home insulation methods are equal. Some insulation methods are better than others.

Many homes in America do not have enough insulation. In fact, there is the equivalent of a window’s worth of openings an average home through cracks and holes, where air can get in and out. All of this air flow during the colder months can result in significantly higher energy costs. Here is a look at the pros and cons of some of the top home insulation types. Knowing these pros and cons can help you select the insulation type that is best for your home.

Spray Foam

 spray foam insulation in ceiling

Spray foam is a type of insulation in which liquid polyurethane is sprayed against a wall. After a small period of time, the spray will harden and become a foam that is solid. Spray foam costs $.44 to $1.50 per board foot.

Pros

  • It takes up less room than other types of insulation.
  • It can save you up to $500 in energy costs per year.
  • It has the highest r value.

Cons

  • It may require professional help to install.
  • It is not the cheapest option on the market

Blown-in Insulation

 blown attic insulation

Blown-in insulation involves a material called “loose fill,” which is usually just recycled and ground up newspapers and cardboard being attached to a special blower, and blown into the parts of the house where insulation is desired. If you do it entirely yourself, the cost of blown-in insulation is about $500 for a 1500 square foot home.

Pros

  • It is moisture resistant
  • Can be done yourself
  • If the loose-fill has borate in it, it is vermin resistant.

Cons

  • Can lose effectiveness over time
  • Heavier than other materials which makes it unsuitable for certain spaces

Mineral Wool

 mineral wool insulation

Mineral wool is a material that is made from minerals from rocks or molten glass. This material is turned into a thick insulating substance that has a lot of fibers. 1000 square feet of insulation for mineral wool costs about $1,500.

Pros

  • It has incredible thermal properties
  • It is largely made from recyclable materials
  • It is more fire resistant than other materials

Cons

  • It can be dangerous and hazardous for your health to inhale mineral wool fibers
  • It can grow mold if it is exposed to water

How to select the right choice?

If you are thinking about putting insulation in your home, then you may be considering all three of these options plus even more. So, before you make your decision, you should consider what is the most important variable for your situation. If you simply want a cheap option that you can do yourself, then loose fill may be the best option.

However, if you want insulation that saves you a ton on energy costs, and is made almost entirely from recycled materials, then mineral wool may be the best option. But, if you do not like the chances of mineral wool growing mold, then spray foam could be best for you. It all comes down to what your top priorities are for your home.

But, no matter which options that you choose, you will most likely have to spend at least a thousand dollars to install insulation in your entire home. The cost will be significantly higher if you decide to have an expert put in the insulation. However, even though experts cost more, they are more likely to do the job better than you, if you have never put in insulation before. So, that is also definitely something to consider

How much does it cost to build a log home?

How much does it cost to build a log home?

Log homes are rustic and beautiful, and they can last a very long time. It is for these reasons and a number of other great benefits that many people choose to build log homes versus other types of homes. In fact, log homes are frequently selected over other types of homes such as brick, timber frames, stone, concrete, and others.

Bedford Cabin built by Spear Builders of Virginia in Spotsylvania, Virginia on the property at Stevenson Ridge.

Bedford Cabin built by Spear Builders of Virginia in Spotsylvania, Virginia on the property at Stevenson Ridge.

However, despite the many benefits of log homes, cost still needs to be assessed. This is to make sure that you can properly afford to construct a log home. Here are some factors that may impact the cost of your log home.

  1. Size of your log home

Obviously, the size of the home you are building will have a strong impact on the cost. The larger the home is that you want to build, the more it is going to cost. This is simply because more logs and other materials will have to be used to build the home, and these materials cost money.

  1. Type of wood used in your log home

Some types of wood cost more than others. This can be due to strength, rarity, aesthetic appeal, etc. So in order for you to calculate the cost of your log home, you will need to know which type of tree or trees that you will be using to get your logs for your log home.

  1. Log Home Design Style

The design that you decide to go with for your home can also have a major impact on the price. This is because some designs are significantly easier to construct than others are. The more complicated that your design is, the more difficult it can be to build. Thus it can cost more.

  1. Property costs

The specific plot of land that you build your home on can also dramatically impact the overall cost of the project. Land in certain towns and cities can be significantly more expensive than land in other towns and cities. The cost of hooking up sewer and power lines also must be factored in.

Pricing

The pricing for log homes can range from $45 per square foot all the way up to $345 per square foot. The less expensive side of this range is typically reserved for the cheaper options, and the more expensive side is reserved for the more complex and higher-end options.

The average amount of square footage for new homes built in the United States is currently around 2,687 square feet. This means that if you went with the less expensive options for your log home, and decided on an average size home that your log home would cost about $120,000. If you went with more expensive options, you would probably be looking at costs of around $200,000 – $500,000.

Of course, every home is unique, but it is safe to say that the bigger and the more complex that your log home is, the more it is going to cost. The cost will also be higher if you use premium wood and plan to build the home in a more expensive region, or neighborhood.

Thinking ahead

Although you may have been dreaming about your own beautiful log home for years, it is wise to know the costs before you get started with the project. After all, you don’t want to become committed to it only to discover that you will not be able to afford to finish the home. If you have any more questions about the costs of building a log home, please feel free to contact Spear Builders today. We can provide you with all of the information that you need. Your dream log home is waiting for you!

Log Home Building in Virginia Is Thriving

Log homes are very popular right now in Virginia. Throughout the earlier periods of American history, log homes were one of the only home building options for people who wanted to build good strong houses. However, even though many other methods of home building have come along since then, log home building is still extremely popular in Virginia.

There are many reasons why this is the case. Here are some of the top reasons why log home building is still a very popular home construction method.

  1. Beauty

The natural beauty of log homes is something that is very difficult to replicate with other materials and building methods. Log homes have a very pleasing aesthetic appeal that many people are quite fond of. They are both rustic, and strong looking. Many people value this look for their homes.

  1. Energy efficiency

In addition to their great beauty, log homes are very energy efficient. In fact, they are often constructed to have 30 percent more energy efficiency than is actually required by government regulations for home building. Part of the reason why this is the case is because log homes have something called “thermal mass.” Thermal mass is a property that allows logs to gather heat and radiate it back into the house. This means that log homes can be extremely cozy in the winter!

  1. Longevity

If a log home is constructed properly, it can comfortably last for hundreds of years. So, if you decide to go with a log home for your new property, you can rest assured, knowing that it will most likely last for a very, very long time. For many people, longevity is a very important aspect to consider when building a home.

  1. Peacefulness

Log homes often provide a sense of peacefulness and comfort that is difficult to replicate with other construction methods. There are several reasons why this is the case. First, log homes tend to be very good at muffling sound, which means that they can be very quiet and tranquil on the inside. Also, because log homes are made from logs that are often sourced in nearby forests, they can provide a sense of organic connection to the surrounding environment. This too, can help to increase the peaceful feeling associated with these homes.

  1. Strength

Strength is one of the single most important features of log homes. Log homes can be significantly stronger than homes made with other construction methods. This is because logs are very dense and thick. This makes them very durable and strong. Because of this, they can be very resistant to storms such as hurricanes and tornadoes. Log homes do not have hollow walls like many other types of homes do. There are even reports of the epicenter of an earthquake occurring just one thousand yards away from a log home, and the log home suffered no damage.

A trend that is likely to continue

Despite the fact that log homes are one of the oldest types of homes, they are likely to continue to be favored well into the future. All of the reasons listed in this article contribute to the strong log home trend in Virginia. Log homes have sheltered many American families since the country was founded in 1776.

It is very likely that they will continue to do so for centuries to come. If you are interested in building a log home on your property, please feel free to get in touch with us here at Spear Builders today. We can build an amazing log home for you to live in and that you will cherish into the future.

  • Easy Maintenance – Wood floors are very easy to care for and maintain. They can be easily swept or vacuumed. Also, spills are very easily cleaned on hardwood floors. They are very simple to care for in most cases.

  • Longevity – These types of floors can last a very long time. In fact, original wood flooring can still be found in many houses that are over 100 years old. Wood is a strong, durable material, and it can stand the test of time.

Cons

  • Price – Wood for floors can often cost between $3-$12 per square foot. This can be quite expensive if you have hundreds of square feet to cover with wood flooring.

  • Scratching – Wood can be more susceptible to scratching than other types of floors. The softer the wood, the more that this is the case.

Carpet Flooring

Pros

  • Softness – Carpet floors tend to be softer than other options. This can make your home more comfortable. It can also be good if there are young children in the house who run around a lot and are susceptible to falling. Softness is a big part of the reason why carpet is 51 percent of the total U.S. market for flooring.

  • Sound barrier – Carpet floors muffle more sound than other types of floors such as wood. This can be very helpful if you live in a building where people live above or beneath you, such as a high rise apartment complex.

  • Heat retention – In the colder months, carpet floors can help to prevent heat from escaping. This can help to save you on energy costs.

Cons

  • Stains – Unlike other surfaces such as wood or tile, spills are not easy to clean on carpets. In fact, when a liquid such as red wine is spilled on a carpet, it can be very difficult to clean.

  • Shorter lifespans – The average lifespan of a carpet can be significantly less than other options such as wood. This is because carpet simply is not as durable as wood.

Tile Flooring

Pros

  • Beauty – Like wood, tiles floors can help to create a very beautiful and natural feeling. Tile floors can be very beautiful and installing one can actually boost the resale value of the house.

  • Great for allergy sufferers – Tile is completely non-toxic, and it does not trap dust and danger like a carpet floor can. So, tile floors can be an excellent option for those who have severe allergies.

  • Longevity. – Like wood, tile is very strong, and can last for many decades without needing to be replaced.

Cons

  • Hardness – Tile floors are not soft like carpet floors. They can be very hard and unforgiving. So, if you slip and fall on them, it can cause significantly more pain than if you were to slip and fall on a carpet floor. Tile floors can be even harder than wood floors.

  • Sound – Tile floors do not offer sound barriers like carpeted floors do. This means that sound can travel through them much easier. If you live in a building where there is a lot of noise, then this can be an issue. However, tile is still a great option, and that is why it is used in millions of homes in America.

Hardi Plank Siding: Understanding the Price

Hardi plank siding is a very well made siding material that is frequently used on houses. Hardi plank siding is made of finely ground sand, premium cement, water, and natural wood cellulose fibers.

This material is very high quality, and is often preferred by people who are looking for a higher end siding option for their buildings and structures. However, hardi plank can also be more expensive than other materials.

Benefits Of Hardi Plank Siding

  • Durability
    • Hardi plank siding is made to last. In fact, in most cases, hardi plank siding comes with a 50-year warranty. That is a lot of peace of mind for property owners who invest in this material. Hardi plank siding is very strong due to its composition.

  • Resistance to Fires
    • Unlike other materials such as wood, hardi plank siding is resistant to fire. This is because it is primarily composed of sand and cement. Having fire resistant siding on your home can be important not only for preventing fires that may occur within your own home, but it can also help to prevent fires spreading to your home from adjacent buildings. This is very significant.

  • Aesthetic Appeal
    • Not only is hardi plank siding very appealing in its own right, but it can also be adjusted and altered to resemble a wide variety of other materials. For example, hardi plank siding can be made to look like cedar shingles, wood shake siding, wood lap boards, and other options. There are also many different options for color. Due to the versatility and wide range of color options, hardi plank siding is often viewed as a great option for people who want to make their buildings attractive.

  • Resistance To Weather Events
    • Hurricanes, hailstorms, tornadoes, and other weather events can all cause severe damage to properties. Because hardi plank siding is made up largely of concrete and sand (very small rocks), it is very strong, and very resistant to bad weather. It can take many beatings from hailstorms and be completely fine. It also has great resistance to stronger storms.

Hardi Plank Pricing Information

The average cost to install hardi plank siding on a building is roughly $4-6 per square foot. This is comparable to other good siding options such as brick, granite, and cement board. All of these materials are very strong and can last for many years. However, if you are going to invest in hardi plank siding for your property, then it can be a significant investment.

To apply hardi plank siding to average sized properties, it can cost roughly $13,000-$17,000. However, this investment can be well worth it. The reason is because hardi plank siding can last for decades. It also protects your home from damage in ways that other materials can’t.

For example, hardi plank is much stronger than vinyl, and it is much more fire resistant than wood. So, even though vinyl or wood siding may be cheaper to install initially, hardi plank can save you money in the long run because it can prevent you from having to re-side your house if there is a fire or a bad storm.

Our Final Thoughts On Hardie Plank Siding

Hardi plank may not be the cheapest siding option on the market. However, it is a great option for anyone who wants a strong, beautiful, and long-lasting siding on their property. Installing hardi plank siding may be an expensive upfront cost, but this investment can provide you with a beautiful siding that can last for well over fifty years. After you install hardi plank, you may never have to install another siding on your property for your entire life. In fact, the next residents of the building may not have to either!

Pole Barn Metal Roof

How Much Does a Metal Roof Cost?

How Much Does a Metal Roof Cost? That is the question I get asked all the time by clients when looking to install a new roof on their home. When it comes to roof materials, there are many different types. For example, roofs are commonly made with composite or asphalt shingles, rolled roofing material, and slate shingles. There are even green roofs, which have moss or plants growing on top of them. However, one of the most interesting and trendy roof materials in the modern market is metal.

Benefits of Metal Roofs

Metal roofs provide a classy, strong look that makes a building look durable, yet upscale. Metal roofs are also fire resistant. This gives them a distinct advantage over other types of roofing materials. Considering that there are roughly 358,300 home structure fires in the United States, this is quite significant.

Another great benefit of metal roofs is that they are not appealing to termites, carpenter ants, or other insects that use wood and certain similar materials for food. This means that metal roofs will never receive termite or carpenter ant damage. This is a major advantage.

Metal roofs also have a high degree of longevity. Typically, they can last 40-70 years. Asphalt roofs often only last for 12-20 years. This means that if you decide to go with metal roofing that it can last up to 4 to 5 times longer than an asphalt-based alternative. Finally, metal roofs are also environmentally friendly. This is because they are often made with 25-95 % recycled material. Further, they are typically completely recyclable after they are taken off the structure.

Costs of Metal Roofs

The cost of metal roofs is usually about 2-3 times as expensive as other options such as asphalt shingle roofs. For example, asphalt shingles typically cost $3 - $4 per square foot. However, metal roofs often cost $5.50 to $12.00 per square foot. So, if you are going to purchase a metal roof vs. an asphalt shingle one, it can be a significantly larger investment.

The exact cost per square foot to have a metal roof installed depends on which type of metal roof you would like to have installed. For example, a metal shingle roof is typically cheaper than a standing seam metal roof.

However, even though metal roofs are usually more expensive, there are some metal options that are comparable to asphalt shingles in terms of price. For example, corrugated metal, and ribbed steel roofs cost less than other types of metal roofs. Corrugated and ribbed steel roofs usually cost between $3 - $6 per square foot.

So, if you opt for a corrugated metal or a ribbed steel roof, then you can face installation costs that are comparable to asphalt shingles. In some cases, the costs may be slightly higher, but these are still good options for metal roofs. They will be very durable and last for many years.

Outlook

Metal roofing may be a bit more expensive in many cases than alternatives. However, if you plan to stay in your home for a long time, then the metal roof cost can be well worth it. This is because a metal roof will have to be replaced significantly fewer times than roofs made with other materials such as asphalt shingles.

So, if you are going for cheap and non-long lasting, then asphalt shingles may be your best option. However, if you are going for longevity, durability, protection for insects, and fire resistance, then metal roofs are the better option. Metal roofs also provide a very nice modern feel to your home or office building. This can be important when it comes time to sell your building in the future. Unless you are planning to keep your structure in your family indefinitely, resale value is a variable that should definitely be considered.
